Summary:
This position is responsible for all maintenance, repair, and upkeep activities of a given managed community including managing housekeeping staff and communicating with the management company on all appropriate matters.
Role and Responsibilities Builds a wide preventative maintenance program designed to keep all equipment in good working order.
This includes the HVAC system, fire alarm system, emergency call system, generator, kitchen equipment, in-igation system, sprinkler system, and outside walk ways.
Conducts quarterly walk-throughs to identify areas of concern and those needing attention.
Coordinates engineering contractors and vendors, making sure insurance and licenses are current.
Follows a system where work orders are prioritized and completed to meet the standards of the management company and ovvners as well as resident satisfaction.
This includes all safety hazard identified by walk-through.
Coordinates compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
Responsible for interviewing, screening, checking references, hiring, evaluating, coaching, and terminating all staff within Maintenance and Housekeeping departments.
Responsible for quality of work of housekeepers and other personnel in Maintenance.
Schedules and monitors all staff labor within the budget of the building.
Reviews all apartments when a resident moves out and determining what needs to be done to make it ready for a new resident.
Patches and paints walls and cleans carpets.
Uses move-in and move-out apartment checklists and discusses related issues with the Executive Director/Administrator.
Ensures the outside of the property is maintained, including landscaping, snow removal, and garbage/trash removal.
Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance.
Maintains all required engineering files.
Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
Works within the legal scope of local and state codes.
Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions.
Assesses property damage and files property damage claims in accordance with company policy.
Responds appropriately to resident or community emergencies by assisting as needed.
Maintains office, shops, and mechanical areas within company standards.
Ensures they and any employees reporting to them work in a safe manner and that unsafe actions are managed.
Compliant with Safety Committee Standards.
Should workplace injuries occur, the Department Heads and Directors are to assist the Executive Director when required with the investigation, return to work, and management of the injured worker communication with care provider and the management company.
Fosters teamwork with co-workers, shows initiative in overcoming obstacles, takes actions which assists others beyond job responsibilities, and has a positive impact on co-workers, residents, and visitors.
Performs other duties as assigned or needed.
Physical Demands include:
May require Standing, Walking, Sitting, use of hands and fingers to handle or feel, reaching with arms and hands, stoop, kneel, crouch, crawl, talk, hear, see, lift up to 50 lbs.
Working conditions:
Requires interaction with co-workers, residents, and vendors.
Occasional weekend, evening or night work if needed to ensure task does not disrupt normal operations.
Also on call for emergency related situations.
Management/decision making:
Uses limited independent judgement to make decisions based on established policies.
Solves problems using standard procedures.
Refers appropriate issues to supervisor when necessary.
Essential Skills:
Excellent verbal and written skills, interpersonal and mediation skills, ability to evaluate workers' performance.
Able to work well under pressure, resolve conflicts, prioritize tasks, and follow through with ideas.
Strong working knowledge of employment laws and company regulations.
Able to paint, vacuum, climb into attics, and perform work off a ladder.
